It isn't…

  • Waterproof. In a sustained tropical downpour, expect some misting through the fabric — the same behavior as a premium patio canopy.
  • A wind-rated structure. The fabric isn't engineered to ride out high wind — it's designed to come down. We recommend taking it down at any forecast sustained wind > 40 mph (tropical-storm threshold). In a typical South Florida summer, expect 3–6 take-downs.
  • A permanent carport. The columns stay; the fabric is seasonal. If you want a fixed structure that stays up through anything short of a named storm, ask about our permanent carport awning program instead.
  • A garage. It won't lock, and it won't stop hail the size of golf balls. It will dramatically reduce sun, heat, light rain, and falling debris.
  • A weekend kit from a big-box store. If $300 and a Saturday is the goal, this isn't your product.

Do I need a permit?

In most South Florida municipalities, no. Because the Driveway Canopy is a fabric shade structure rather than a permanent carport, it typically doesn't require a municipal building permit. Permit and code requirements vary city by city — we'll confirm yours during the free on-site measure before any work starts.

What about my HOA?

Most HOAs treat fabric shade structures the same way they treat retractable awnings or patio canopies. We're happy to provide documentation, fabric samples, and renderings most HOA boards request. We recommend getting written HOA approval before install — we'll help you assemble the packet.

What happens during a hurricane?

The fabric is designed to come down. Untie the four corners, fold it, store it in your garage — about 10 minutes of work. The columns themselves stay put and ride out the storm unloaded. After the storm passes, the fabric reinstalls the same way.

How often will I be taking the fabric down?

We recommend taking the fabric down for any forecast sustained winds over 40 mph — roughly tropical-storm threshold. In a typical South Florida summer that works out to 3–6 take-downs, mostly clustered in named-storm season. Outside of those, the fabric stays up. If routine take-downs aren't your thing, the Concierge add-on handles it for you.

Does it leak?

It's water-resistant, not waterproof. The fabric sheds light rain and the structure is angled to channel water away from where your vehicle sits — which handles 95% of South Florida weather. In a sustained tropical downpour, expect some fine misting through the fabric. The same behavior you'd get from a premium patio canopy.

Is there a warranty?

Yes. Architectural shade fabrics carry a multi-year manufacturer warranty against UV and mildew failure, and we warrant our installation workmanship. Specifics depend on the fabric you choose; we'll walk through the exact terms with your quote.

How long does installation take?

Most installs are completed in a single day after fabrication. From signed quote to installed canopy is typically a few weeks — far faster than the 4–10 weeks of municipal permit review a permanent carport requires.

What colors and fabrics can I choose?

Many. Our standard architectural shade fabric comes in a range of solids designed to read well against South Florida homes (the prototype shown is a warm tan). For the Premium tier, we offer Sunbrella canvas, which adds dozens of colors and stripe options. We'll bring physical samples to the free measure.

Can I take it with me if I move?

The columns sit in concrete footings and stay with the property, so most customers leave them as a value-add for the next homeowner. The fabric itself is portable — if you want to take it with you, untie it and bring it.

Do you offer financing?

We can discuss payment options at the time of quote, including a financing partner that offers a soft-credit pre-qualification. Ask us when we measure.

Will my insurance company give me a discount?

We don't make claims about insurance discounts because policies vary by carrier. That said, some customers report lower comprehensive premiums after adding covered parking — worth a call to your agent before or after install.
